The St Augustine's Parish annual Italian festival will be held at the Parish Grounds Tuesday July 27 through Sunday August 1. There will be children's rides, game booths, lots of food, a white elephant sale, and a $10,000 grand raffle. Last year my kids went bananas on the rides, which were good fun, and Luke's cub scout pack volunteered at the Goldfish booth. We won one of those huge rubber bouncing balls at one of the game booths, which Max bit, and the goldfish didn't quite make it to collect social security. But we had fun, and I recall that the parish raised their goal. It is the largest fundraiser for the church and school they have.
This is as good a time as any to post a few pictures of the church and school grounds, which are utterly beautiful, as the campus overlooks the Hudson River. There are a number of very pretty shrines, the church building is majestic, and there is even an outdoor Station of the Cross. The campus was Mary Immaculate High School, an all -girls institution which closed in 1976, and it re-opened shortly after when St Augustine's old school was destroyed to widen Route 9.
My family were parishioners at St Ann's in Ossining for almost 50 years until I moved in 2007. My brother's children attended St Augustine's when Luke started school and we chose to send him there. It is a beautiful place, and these photos don't really do it justice. I will post some more festival oriented photos soon.

One of the things I discuss is my view of where the Draper's fictional house is most likely set, as Bullet Hole Road is nonexistent. A local historian, Norman McDonald, opined that their home is set in Chilmark; nothing would thrill me more, since that is where I live. However, there are several reasons why that wouldn't work, not the least of which is that the Chilmark neighborhood is in Briarcliff Manor- not Ossining. Also, their daughter attends Brookside school, which is not where a child from Chilmark would attend in that day and age. The Drapers live in a pre war home - Chilmark was built from 1960-62. They would have lived on or near Justamere Drive in my view up by Maryknoll. Both neighborhoods have a street named "Orchard." It is a fun debate.
There are many other connections, such as the Ossining Reservoir, Cedar lane, the old A & P Market, and my beloved carvel Ice Cream. There will be new references and when the new season starts next Sunday I'll be sure to blog about them.
Note to self: hit the gym. The camera may add pounds but mix in a salad!

All you autograph seekers can see me today from 1-3pm at a gorgeous 2006 built bank-owned foreclosure that I will be holding open at 6 Marble Place in Ossining. The builder never sold the house and it was rented only briefly, so it shows as virtually brand new. It is almost 3000 square feet above grade (excluding basement and garage) 4 bedrooms and 2.5 baths with hardwoods throughout most. The kitchen is granite and stainless steel, the master suite is massive with a great walk in closet, and the family room has a wood burning fireplace and sliding doors to the rear deck. It also has a first floor laundry, garage, flat rectangular yard and a poured concrete foundation. You can walk to shopping and restaurants from the convenient village location.
On this, my forty-third birthday, I thought I'd pay a small tribute to my roots and share Ossining, New York with you. I was born in nearby Sleepy Hollow (known then as North Tarrytown) in 1967 and lived in Ossining until I graduated high school. I then left for college in Pennsylvania and had a 15-year odyssey of homes before moving back to stay in 2000 after I met my wife. In that time, I lived in Philadelphia, College Park, Maryland, New Orleans, Boston, Northern New Jersey, and Rochester. And here I am, typing at my kitchen table 1 mile from the home where I was raised and half a mile from Ossining High. Here is a little bit about my home town.
This is Saint Ann's Church. I was baptized here, confirmed here, eulogized my father here, married here, and had three of my children baptized here as well. I graduated 8th grade from St. Ann's school up the hill in 1981.
This is 32 Linden Avenue. I was here almost every day from the age of 6 months until the 3rd grade. My mother worked as an RN, and my babysitter lived here. She's like a mother to me, and her 5 children are like siblings. I knew every nook and cranny of that old house. It went on the market earlier this year and I walked through for the first time in 33 years. It was a powerful experience. This house is the reason I love old homes, especially homes with porches. Back when that porch was enclosed by screens I read about 1000 Sgt Rock comic books sitting in it as the world went by, with the breeze blowing my cares away.
This is the infamous Sing Sing Prison, the genesis of the phrase "up the river" from old gangster movies, as it is up the Hudson about 30 miles from Manhattan. It is still in operation, and the Hudson line of Metro-North runs right through it before stopping at the Ossining station. Surrounded by walls, of course- That looks really cool on Google Earth.
This is Southside Market, on the corner of Spring Street and Lafayette, about a block away from Sing Sing. It used to be a little deli called Pindt's. My friend's Dad bought it in the early 80's, renamed it Southside, and made it a thriving enterprise. I started out as a stockboy there in high school (rotate the stock. New stuff goes behind, older stuff up front) and worked counter in college. I remember the rush of the 11:30pm shift of prison guards coming in after getting off duty. They all seemed to want Italian Combos. 3 meats and 2 cheeses. Those guys were grouchy after a long shift with inmates. And hungry. Ralph, my friend's Dad, was one of the best men I ever knew. We spent hours on end together in there, working and talking about life. I eulogized Ralph too.
This is downtown Ossining on Main Street (creative name huh). When I was a kid the area was derelict and blighted because all the commerce from that once bustling downtown migrated to the Arcadian shopping center. It has taken decades for the downtown to come back, but it is back and getting better.
This is my old home where I grew up. The original house (mostly on the left) was a 3 bedroom baby boom era ranch. My father made 3 additions to it.
I love this place, and I chose to raise my family here. I love how my daughter has the local accent more each day. I love that we call hero sandwiches "wedges." I love the Yin-Yang quality of Sing Sing prison on the River and Maryknoll Mission up on the Hill. I love that when I sell a home here I get a new neighbor. I love seeing the Hudson from the top of almost any hill here. It is a beautiful river town with a rich history, and I know it like the back of my hand. I'll post more photos and history as time goes on, but I thought I'd walk down memory lane a bit here.

This is for single family home activity in the Ossining school district for June of 2010. All information is derived from the Westchester-Putnam Multiple Listing Service.
The numbers are far better for June 2010 than they were in June 2009 for Ossining. In May 2009, there were 13 sales at a median price of $410,000. Therefore, the volume is up 45% and the median price is up almost $19,000. As I said last month, I would not call this appreciation as much as I would the weeding out of distressed fire sales and foreclosures.
Available inventory is healthy (138), with less than a year's worth of homes active on the market. 21 homes are under contract, so July and August promise to be active months as well.
Ossining just completed one of the county's most impressive public libraries, with tens of thousands of modern square footage devoted to knowledge and learning. It is am impressive place. The village of Ossining also has one of the best public works departments you'll ever find. Quality of life here is high, and I'm not saying that jusy because I grew up in Ossining.
I have blogged about the Ossining reservoir before. I grew up a block away and rode my bike around it when it was an overgrown mess. It was rededicated as a park about 10 years ago. It was mentioned in the TV series Mad Men, as the Drapers live in Ossining in that program. I actually got a fair bit of attention when I wrote about the many historically accurate references from that fictional show to the reality of Ossining history. That's all good, but what's better is actually being there. I drove past a few days ago and took a nice pause at my childhood haunt.
You can see the infamous water tanks in the back. They were sky blue and covered with graffiti when I was a kid. Now you hardly notice them. However, they did put the reservoir out of a job when they replaced it as the primary water source for the village in the 1960s.
The pace is never vacant- there is always someone else walking, running, or reflecting.
I still live a few blocks away, and it remains one of my favorite places. I am not alone. You can read more about the history of the Reservoir in one of my earlier posts.

Ossining can mean many things- it can refer to the Village of Ossining, the Town of Ossining, or an Ossining delivery address in the town of New Castle or Yorktown. In the market data I am referring to, it will mean all properties in the Ossining school district, which is pretty much all of the above. All data is taken from the Westchester-Putnam Multiple Listing Service for the past 180 days market activity for single family homes only.
83 homes sold in Ossining in the past 180 days at a median sales price of $445,000.
24 homes are currently pending sale or under contract at a median asking price of $439,111.
145 homes are active and available. Median asking price: $469,222. There is just under a year's worth of inventory available for sale, which is actually less than many other places we've checked out. That still makes it a buyer's market, but not so out of balance as other locales.
As you can see from the prices, Ossining is a fantastic place for starter homes. Taxes are on the high side, but the prices are very affordable for Westchester County. BY the way, I know a fantastic, superb, fabulous, amazingly good REALTOR who is from Ossining and he knows the place like the back of his hand.

Ossining is one of the few places in Northern Westchester County with many cooperative apartments. The Village of Ossining actually has hundreds of co ops, and given the prices of Westchester County homes, they are often viewed as the starter home for our area.

Most available co ops are 2 or 3 bedrooms in apartment buildings.

If you want a co op and don't want to live in southern Westchester, Ossining is one of the best options with the most choices.
