Located in northwest Westchester County, the Hendrick Hudson School district is in the town of Cortlandt and encompasses parts of Croton, Cortlandt Manor, Peekskill, and all of Montrose, Verplanck and the village of Buchanan. All information is for single family homes from the Empire Access Multiple Listing Service. 

For the 2nd quarter of 2011, 11 home closed at a median sale price of $495,000. 

For the 2nd quarter of 2010, 21 homes closed at a median price of $369,000. 

I see a little bit of supply/demand dynamics here- fewer homes are selling with higher prices. More homes sold last year at lower prices. 

16 homes are under contract at a median asking price of $402,500. If they close in the next 45 days, we'll be looking at a market that is more like 2010 than last quarter. 

97 homes are active and available at a median asking price of $451,000. 

The area is holding its own. Inventory is quite high, and that will suppress prices. When prices do go down, transaction volume will go up.

Transaction totals are the same as 2009, with 9 closed sales each month; Median price is up from $430,000 to $535,00; and 13 homes are under contract for sale at a median asking price of $489,900, all of which are a positive movement up. The market area is quite healthy given the times we face. 

83 homes are actively for sale, giving the area ample consumer choice.

Last month I said the following in the Hen Hud market report: Barring another crisis, and I think we've wrung them all out, we are in the beginning of a very slow recovery. This June report seems to support that observation. 

Transaction totals have risen from 5 in June of 2009 to 12 this June; Median price is up from $354,415 to $366,00; and 15 homes are under contract for sale at a median asking price of $569,900, which is a huge jump upward. This is all positive movement.  

93 homes are actively for sale, giving the area ample consumer choice.

The district mirrors the uptick in activity and price for May 2010 compared to May 2009 that I have observed in other locales. 

Transaction totals have risen from 4 to 6; Median price is up from $344,500 to $425,00; and 8 homes are under contract for sale at a median asking price of $479,000. There is even a home under contract priced well over $900,000. That is all good news. 

15 Homes are under contract. 90 homes are actively for sale, giving the area over a year of available inventory.

What to conclude? A few thoughts:

• 2010 is better than 2009
• That isn't saying much, but we are past the nadir.
• Barring another crisis, and I think we've wrung them all out, we are in the beginning of a very slow recovery.
